Hellenic Properties, a real estate investment and development firm with a focus on Greece, has made significant strides over the last two years. The company has invested €135 million in property projects during this period, bringing its cumulative investment to €200 million across 14 different initiatives. Following a strategic alliance with Vamare Investments Group, a Greek family office, Hellenic Properties aims to grow its portfolio to exceed €500 million in Gross Development Value (GDV) by the year 2030.
The company’s portfolio is diverse, encompassing hospitality, office, and residential properties situated in prime locations throughout Greece. With an investment pipeline currently surpassing €130 million, hospitality projects constitute a notable portion of upcoming developments. To bolster its investment endeavors, Hellenic Properties has secured €66 million in debt financing from key Greek financial institutions. Thus far, the firm has successfully exited five projects, achieving an average equity multiple of 2.15x, and is planning to finalize three more exits by 2026 as part of its strategy to recycle capital and expand its holdings.
Looking ahead to 2026, Hellenic Properties anticipates that its leasing portfolio will generate approximately €4.1 million in net income. The company is also projecting an average leveraged internal rate of return (IRR) at the project level of 22.9%. As part of its expansion strategy, the firm is acquiring its third hospitality asset in mainland Greece, aligning with its objective to create a more substantial hospitality investment platform.
Under the strategic plan for 2027 to 2030, Hellenic Properties intends to reduce its average investment cycle to less than 3.5 years. The company also aims to broaden its base of family-office and institutional investors while enhancing operational efficiency through technology-driven portfolio management. The strategy emphasizes disciplined risk management, sector diversification, and efficient capital recycling, all in pursuit of reaching the €500 million GDV target.
Hellenic Properties remains committed to its growth trajectory, maintaining a focus on strategic acquisitions and disciplined investments as it works toward its ambitious financial goals.
